Beachwalk Paint, Roof and Plant Schemes


Color Schemes For Buildings

  • Based on the poll taken during February of new color schemes for Beachwalk homes, Classic Ivory, Brown Bag, and Canvasback color schemes have been selected for use on Beachwalk units. Three bids have been received for painting as-is, two color schemes (classic ivory and brown bag) and three color schemes (classic ivory, brown bag and canvasback). With two color color schemes, one half the pods on each street of BW would be painted one color scheme, and the other half the other scheme. With the three color schemes, one third of the pods on each street would be painted with each color scheme. The two color schemes are Classic Ivory and Brown Bag. With three color schemes, Canvasback would be added to the mix. A photo with no change (as-is) color scheme is shown for comparison. Interviews with vendors will be held during April. After selection of a vendor, it is likely that a pod will be selected to be painted as a demonstration using one of the three color schemes. Two versus three color schemes depends on results of the bidding process. Reserve funds are sufficient to pay for this program. Go ahead awaits permission from our lawyers.

    Landscaping at Front of Units

    Approximately 100 of the trees that that were been replaced.  Throughout the community there is an ongoing need to replace dead, dying or diseased plants or trees.  To maintain or gradually change the long-term landscape look of Beachwalk, an approved community plant list must be utilized.There was overwelming agreement in the poll following the February 3 Town Hall Meeting to go the the Hybrid Concept - a combination of Existing shrubs/trees with tropical plants/trees.  Homeowners selected the option to build on Beachwalk’s current landscape look, but also gradually add tropical shubs, trees and plants.

    Specific Trees Selected to re-plant at Front of Units: Marina Strawberry,Bronze Loquat, regular Loquat single trunk ,Crepe Myrtle, Magnolia single trunk, Magnolia low branch, African Tulip,Purple Orchid Tree, Firewheel Tree. This program is paid for from the Landscape Reserves.

    FRONTS-OF-UNITS LANDSCAPE DEMONSTRATION- The Board has approved re-planting the fronts of all homes on the west side of Seacliff Lane. Virtual Reality before and after photos are available on-line. This program is paid for from the Landscape Reserves

    Roof Program

    Leaks have been experienced on 23% of our roofs in the past two years .  Some of the repairs are costing almost as much as the cost of a new roof. One of our roof repair vendors has recommended replacing a garage roof for $6335.  The vendor we are talking to about installing new roofs has given us a price of $7840. to re-roof the entire house with tri-layer roofs.   I have been told the tri-layer roofs may up our property values $50,000 a home! 

    We are developing a program that would allow us to put on new roofs a couple of units at a time, and thus allow us to re-roof within the available funds in the Roof Reserve.  HOs voting last year per IRS regulations to move excess operational funds into reserves, has allowed us to increase the $ amount in Roof Reserves from $15,000 to almost $500,000.  This year we have been putting $40,000 a month into Roof Reserves.  This means we have funds already in reserves to do about 55 homes, and monthly increase in Reserves enough for about 4 1/2 homes a month.  If roof leaks don’t increase at too fast a rate, we MAY be able to replace all Beachwalk roofs over 7 years with no special assessment.  

    Recent roof repairs in Beachwalk have demonstrated it is impossible to match the color of 20 year old roofs.  The colors we are considering in the replacement program lie in the range of the variation in color going in under the repair program.  Money is accumulating in the Reserves for an on-going roof replacement program. A second roof will be installed the week of June 28 at the corner of Surfbreaker and Deep Harbor...the Deep Harbor exist from BW onto Golden West. The rate at which this project grows will depend on BW attorneys.
