BEACHWALK HOMEOWNER’S ASSOCIATION
APPROVED EXTERIOR ALTERATIONS

These listings do not in anyway represent pre-approval for any exterior alteration, modification, or addition which the homeowner might be planning. In every instance complete plans and specifications must be submitted and approval received, prior to commencement of workA copy of finalized building permit must be submitted to the Association to verify project completion.

"A" PLAN:

  1. Single story room addition between house and garage.
  2. Substitution of transom windows for fixed.

“B” PLAN:

  1. Single story room .enlargement in limited space between house and garage.
  2. Additional windows in rear upper portion of garage.

"C" PLAN:

  1. Single story room-addition between house and garage.
  2. Eyebrow (protective cover) over front door entry.
  3. Removal of louvers and wood trim.

“D” PLAN:

  1. Roofing over, or complete enclosure of, passover bridge between house and bonus room over the garage; maximum width of 12 feet.
  2. Single story room addition between house and garage.
  3. Spiral iron staircase to bonus room. (See Spiral Staircase criteria)

"E" PLAN:

  1. Second story room addition between house and garage.
  2. Deck off upstairs back bedroom on flat roof area.

NOTE – Beachwalk has 2 hour fire common walls.  They are not to be compromised with any penetration or openings.  (F-plans have sprinklers and 1 hour walls.)

The following are exterior alterations and additions which have been approved and would be generally applicable to all plans. 

  1. Roof skylights – bronze or clear
  2. Hot tub or Jacuzzi in front or rear yard
  3. Air conditioners – excluding in-window type
  4. Gutters and downspouts
  5. Rear fence enclosures
  6. In some cases the rear fence may be “squared off” in back patio
  7. Wooden front entry door of owner’s choice
  8. Screen doors on front entry door opening only
  9. Front and rear yard patio covers of wooden construction, completely open on at least three elevations, with lattice type roof supported by headers and posts
  10. Wooden French doors and windows
  11. Solar panels, roof mounted
