ROOM ADDITION GUIDELINES
FOR BEACHALK "F" PLAN


As a result of increased interest in expanding existing residential units in Beachwalk, additional area may be requested to be added to a unit in addition to the standardized architectural additions set forth in the Architectural Guildlines.

Any plans for additional enclosed or roofed area to be added to the rear of Beachwalk “F” Plan units will be considered on an individual basis.

Any proposed addition or alteration that is deemed to have a negative impact on immediately adjacent units or common area will be denied. If no negative impact is deemed to be apparent by the Architectural Committee and the design is deemed to maintain the Beackwalk design aesthetic and enhance the community the design will be approved.

If the proposal is not deemed to enhance the community, the applicant will be offered a reason for denial (and constructive criticism if wanted).

The minimum submittal requirements for a non pre-approved addition will include photos of the area proposed for the addition, a vicinity map, site plan showing all adjacent buildings, drives, parking, paths, fences or other site features around the proposed addition, and full building elevations of any side effected by the addition.
