BEACHWALK HOMEOWNER ASSOCIATION

RAIN GUTTERS

Introduction

This criteria is provided by the Architectural Committee to assure a uniform external appearance and architectural compatibility within Beachwalk.

External Appearance

The rain gutters can be made of galvanized steel, aluminum or plastics but must be painted to match the color of the existing painted surface supporting the rain gutter.

Building Codes

It is required that the Huntington Beach Building Department codes be complied with. A signed statement of homeowner's leakage liability (available from Keystone Pacific Property Management, Inc., (949) 833-2600) must be provided to the Architecture Committee with the initial project application.

Roof Leakage Responsibility

The homeowner is responsible for repairing any water leaks resulting from gutter installation. This liability includes water leak damage to the roof, to roof structure, and water damage to the residence interior and its contents. A signed statement of homeowner's leakage liability (available from Keystone Pacific Property Management, Inc., (949) 833-2600) must be provided to the Architectural Committee with the initial project application. Roof leakage responsibility reverts from the homeowner to the roofing contractor after the first re-roofing provided by the Homeowners Association following the gutter installation.

Drainage

There shall be no interference with the established drainage over the properties, so as to affect any real property with in or outside the same, unless adequate alternative provision is made for property drainage and is first approved in writing by the Architecture Committee and the Board of Directors.
