BEACHWALK HOMEOWNERS ASSOCIATION
STANDARDIZED ARCHITECTURAL MODIFICATIONS/RESTRICTIONS

Modifications

The Beachwalk Board of Directors has standardized certain architectural modifications. All standardized modifications must follow written procedures:

a) Comply with the specific written criteria.
b) Follow the written Architectural Request Procedure.
c) Be reviewed and approved by the Architectural Committee.
d) Be reviewed and approved by the Board.

Written criteria and procedures are available in the Beachwalk Security Office, from Seabreeze Management Company and from the Beachwalk website at www.beachwalkhoa.com.

Restrictions

Athletic Equipment: No permanent basketball backstops or net support system with pole of any type, for use in athletic games, shall be permanently erected in the driveway or attached to the front of a residential dwelling.

Exterior Decoration / Redecoration: Any exterior painting, decoration or shutters must be in conformance with the existing architectural style.

Homeowner Responsibility: All maintenance to permanent external modifications or structural additions or landscaping changes will be the responsibility of the homeowner.

Outdoor Decorating: Seasonal decorations / lighting, in season (30 days prior to 30 days after) is permitted without Architectural Committee approval. The Committee must approve installation of permanent outside flood lighting.

Conditions Not Defined: Any condition or material not defined within this guideline shall become a matter of judgment on the part of the Architectural Committee, with the concurrence to the Board of Directors.

Revision To Standards: These regulations are not intended to supersede or modify the CC & R’s. These regulations are subject to modifications, addition or deletion, as the need may arise. Any changes in these regulations will be effective thirty (30) days after approval of the Board.
