BEACHWALK HOMEOWNER ASSOCIATION

STUCCO WALL OPTION

 

Beachwalk homeowners are now able to have a complete option to wood fencing. They can replace their wood fence with a stucco block wall at all sections of their property (back, side, front and adjoining common structure) as long as they conform to the following guidelines.

  1. The homeowner must obtain written approval, signed by the adjoining property owner or his/her legal agent, when replacing the common fence with a stucco block wall. The written approval must be attached to the Architectural application for the modification.

  2. A complete and descriptive application must be submitted. This includes showing proof of the homeowner's lot lines, the written agreement between adjoining property owners along with a copy of the City's current code, and any other drawings or information pertinent to the modification.

  3. The homeowner must agree that any Architectural modification will be done in a professional manner and will comply with all ordinances, regulations, and building permits from the City of Huntington Beach. City permits must be in place BEFORE starting any work.

  4. The wall must be a properly footed, 6" cinder block, stucco covered wall painted with
    existing stucco colors.

  5. At the time of this revision (5/9/05) the City's code for a standard wall is a maximum of 6 ft. However, situations may exist when a height variance to this is permitted. The homeowner must check with the City for verification.

  6. Upon completion, maintenance would become the responsibility of Beachwalk excluding homeowner alterations to the interior of the block wall. This would include, but not be limited to, mounts or attachments that cause water or other damage to the block wall.

  7. Any design variations in the wall must be submitted to and approved by the Architectural Committee and then by the Board of Directors.

  8. The homeowner must install adequate drainage for the interior patio to prevent water buildup inside the block wall.
