| This criteria is provided by the Architectural Committee to assure a uniform external appearance, architectural compatibility and as an indication of previously approved modifications within Beachwalk. It is required that any external modifications be submitted to the Architectural Committee for review and recommendation to the Beachwalk Board of Directors who has the ultimate approval authority to be issued in writing. All new windows must comply with Title 24.
GROUND FLOOR WINDOWS
Homeowners may replace first floor windows with French windows (windows with wood or metal grids) or garden windows. Materials can be white vinyl, aluminum, steel or wood of similar color to the original window frames. Screens may also be added or deleted at the owner's option.
SECOND FLOOR WINDOWS
Second floor windows may be replaced with the same materials but MAY NOT include French windows (windows with grids) or be of any other decorative design. Materials can be white vinyl, aluminum, steel or wood of similar color to the initial aluminum window frames.
The second floor windows are much more visible to neighbors and from the streets than are the first floor windows hence they are much more subject to violating the intent of uniformity and architectural compatibility within Beachwalk.
Please write on your second floor window application the statement, "NO GRIDS".
SCREENS
Replacement of screens is permitted. They must be plain of normal type. No decorative design or grids added. Permits are required for nail on’s (breaking stucco) and stucco repair.
WINDOW TINTS
Today windows are generally manufactured with a dual glazed system know as IG (insulated glazing) an almost clear coating (make sure the coating is as stated). This is known as Low E and comes standard with most windows. If a unit owner prefers to add a tint then it will be an upgrade to the standard window. The tint colors acceptable for Beachwalk are light bronze or light gray. No green, purple, blue, etc.
