WOOD TRIM REMOVAL |
| Beachwalk homeowners are now able to have a complete option to remove all wood trim from around all windows, garage doors, entry doors and fireplace shingles. This option has been made in part to help with the continual termite problem we face with our aging buildings and as a desirable architectural change to our current outdated community look. This is an option: NOT a mandatory change to your unit's look. All homeowners who choose to keep the wood trim inside your own fenced areas will continue to bear the cost of the upkeep of the wood trim. The following guidelines will help with the process of this modification to your home.
- A City of Huntington Beach permit is required for this modification. The homeowner must apply for and obtain the permit. The cost of the permit is based on the square footage of the area to be worked on. The inspection process is done in stages. Any repairs NOT done to code may cause an increase in permit cost if not performed correctly.
- Removing the wood trim or shingles exposes the framing of your home. Where the wood trim is removed, lath, stucco and paint will need to be added to the framework. Lath consists of a heavy tar-based paper seal covered by a wire mesh for the stucco to adhere to.
- Stucco on each side of the removed wood trim is to be chipped away approximately 3 to 6 inches to allow bonding of new stucco.
- Surrounding wood framing must be checked for damage caused by dry rot and termites. To avoid problems and added expense later, any bad wood MUST be replaced before the process continues.
- Where stucco is removed, two layers of waterproof tar-based paper are to be applied under existing chicken wire mesh, overlapping from top-down with NO holes in the paper.
- There must be a waterproof seal between the stucco and framing. This is required by the City of Huntington Beach. Detailed instructions can be obtained by contacting the City's permit department.
- Any exposed pipes or electrical conduit must be caulked to form a seal before stucco is applied.
