BEACHWALK HOMEOWNER'S ASSOCIATION
ARCHITECTURAL REQUEST PROCEDURE

All requests for architectural modifications must be made in writing, reviewed by the architectural committee, and approved by the Board of Directors. This includes any modification from the original model plans. Failure to obtain approval for changes can result in violations and fines.

The following procedures must be followed, no exceptions.

1. Architectural Guidelines – Beachwalk HOA has developed written architectural guidelines for a number of permanent external improvements, modifications and additions. In general, requests for changes that are not in compliance with the written guidelines will not be approved. Requests for unique changes must be accompanied by photos, plans, diagrams, etc. such that the committee and Board can adequately evaluate your request.

2. Architectural Modification Request Form - Homeowners may obtain the Architectural Request Application, application procedures and written guidelines from Keystone Pacific Property Management Inc. (call 949.833.2600) or from the Beachwalk web site .

3. Required Information - Requests must include all required information according to application procedures and written guidelines when they apply. Attach diagrams, photos, a plot plan, etc., to clarify or improve the proposed modification’s description. If the architectural committee determines there is insufficient supporting information to evaluate your application, it will be returned with an explanation of the deficiency and a request to resubmit.

4. Number of Copies – All request applications must be submitted in duplicate, meaning two complete copies of everything, including plans, drawings, photos, etc.

5. Application Deadline - Request applications must be submitted to Keystone Pacific Property Management Inc. by the first Monday of the month. Applications must be mailed to Keystone at: Keystone Pacific Property Management, Inc, Attn: Beachwalk, 16845 Von Karman, Suite 200, Irvine, CA 92606. Requests that are hand-delivered to the architectural committee or Board members will not be accepted. All requests must go through Keystone.

6. Architectural Committee Meeting - The Architectural Committee meets on the third Monday of the month in Clubhouse #2 at 6:30 p.m. All requests will be reviewed and the committee will make a recommendation to the Board for approval or disapproval. Only requests that comply with this procedure will be reviewed and considered at the meeting. For unique requests, applicants may be asked to attend this meeting to provide further explanation regarding their application.

7. Failure To Comply With Application Procedures – When applications are not complete or lack a clear description they will be returned with an explanation of the deficiency and a request to resubmit.

8. Letters of Approval or Denial – Letters will be mailed to the homeowner within five (5) business days of the Board’s judgment. A letter of approval will state the conditions of approval. A letter of denial will disclose the reason for denial; it may request additional information and advise the homeowner on how to modify and resubmit the application. Approval letters are contingent upon successful compliance inspection at the completion of the project.

9. Compliance Inspection – All modifications are subject to a compliance inspection upon completion of the project. Homeowners are to submit to Keystone written notification that the project is complete and ready for inspection.

10. Recordkeeping – Beachwalk HOA maintains an architectural database and copies of the complete application and relevant correspondence. Additionally, it is the responsibility of the homeowner to maintain a copy of the architectural approval letter, application and relevant correspondence.

11. Timeline for Submittal of Architectural Applications – The association will notify the homeowner of an approval or denial of their architectural request by letter (either certified mail or regular mail) in no more than 61 days of receipt of the application to Keystone Property Management Co.
