Homeowners Meeting: Board meetings are a way for members of the association to hear what is being said during open forum where everyone has a chance to let the elected board hear comments of the members. Members are homeowners in our association. We are all Beachwalk. If you have a concern, a compliment or just wish to have your voice heard then please come to board meetings. Tell us what you think, let us know how we are doing. It is not taken personally. Weare all in this together and it is our forum.

Executive session begins at 6 pm and is closed to homeowners of Beachwalk. This is the time that the board hears violations in the community. The board requests specific homeowners to attend at a set time, to discuss various violations that may have been committed.

Board meetings are held every 2nd Monday of the month. Open forum begins at 7 PM and goes until 730 PM. We try and operate by "Parliamentary procedure." It is orderly and works well. Everyone who wishes to speak is asked to give their name and address. They are given 3 minutes to speak. We ask that they keep it under 3 minutes so as to give everyone a chance to speak. If there is time and everyone has spoken then we can revert back and let a member speak on their topic once again.

If a member has a request from the Board this is the time to let them know.

After the open forum there is usually a five minute recess and then the board goes into the meeting of the association. During this time the meeting is closed to comments from the audience. Everyone and anyone is invited to attend and listen on how the board runs the association. The minutes from the prior month are voted on for approval and corrections are made at that time. There is a lot of actions that the board does at this time and the meetings sometime run deep into the evening.

Each  chairperson has a department in the agenda manual of the meeting, where they review and report the on going workings of their respective department. We have 7 different departments that are chaired by a board member who may have items he or she wishes to have  the board take action on. They are pools, building and maintenance, security, rules and regulations, financials, architectural and grounds.

Architecture Committee: The Architectural Committee meets on the third Monday at 6:30 p.m. in Clubhouse II. The Committee reviews the architectural applications and makes their recommendations to the Board at the next Board meeting which is held the 2nd Monday of the month. The Board votes to approve or deny the application. The homeowner will be sent a letter of approval or denial from Seabreeze.

When owners want to make an architectural modification to their home, they need to pick up an application form, instructions and guidelines information in the Security office in Clubhouse I or download the information from this web site. The application must be very clear and include specifications on material type, design, texture, construction materials and color. Drawings may be necessary for some projects. Applications should be submitted by the 15th of the month. The application can be mailed to Keystone Pacific or left in the management mailbox outside Clubhouse I. The management company logs it in and forwards a copy to the architectural chairperson.

This process can take several months before a homeowner gets approval for a project. It can be delayed even more if the application is incomplete or not specific enough.

The committee needs volunteers to help update the architectural guidelines. Input from homeowners on improvements and modifications to Beachwalk are wanted.
